How are property taxes calculated in NM?

In New Mexico, your property taxes are based on your property's assessed value, which is usually set at one-third of its market value, multiplied by the local tax rate (mill rate) set by your county and local taxing authorities. Over-assessments happen when the county’s estimate of your property’s value is higher than what your property would actually sell for.

How exactly do you lower my property taxes in NM?

Generally, no. Our goal is to resolve your protest through an informal conference with a representative from your county assessor’s office. If we cannot successfully protest your valuation without going to the County Valuation Protests Board or to district court, we may refer you to a qualified attorney, in New Mexico.

When is the deadline to protest my property taxes in New Mexico?

Deadlines vary by county but generally fall in April or May each year. Bernalillo County’s deadline is 30 days after the Notice of Value is mailed.
